Checklist For New Tenants
CHECKLIST FOR NEW TENANTS
BEFORE ANY LEASE IS SIGNED, LEARMONTS MUST HAVE IN THEIR POSSESSION
£60.50 Administration Fee (inc VAT) for tenants within Renfrewshire,Ayrshire and Inverclyde, £69 for tenants within Glasgow, International £115 (inc VAT) per person, for the following;
CREDIT CHECK – With passable final report per applicant
One form completed per applicant over the age of 18 moving into the property.
In the case that a Guarantor is required, to be acceptable they must;
Be a UK resident
Have a good credit history with no CCJ’s/CD’s/Bankruptcy/IVA’s
Have a monthly income of three x the monthly rental
There is a tick box on all credit check application forms for you to indicate if you have any adverse credit history. If you fail to declare adverse credit history, the application will be declined.
RESERVING A PROPERTY – THE HOLDING DEPOSIT WILL RESERVE THE PROPERTY FOR 4 WEEKS
IF FOR ANY REASON THAT YOU DECIDE TO WITHDRAW YOUR APPLICATION – THE HOLDING DEPOSIT IS NON REFUNDABLE (the deposit will only be refunded if the Credit Check fails)
AN EXTRA HALF DEPOSIT WILL ALWAYS HAVE TO BE PAID IF YOU HAVE A PET (e.g if the rent is £400pcm, the deposit will be £600pcm)
To reserve a property, would result in no further viewings or deposits being taken and a holding deposit would be required. Properties with a rental value up to £500 the minimum holding deposit will be £250. Properties with a rental value between £501 and £1000 the minimum holding deposit will be £350. Properties with a rental value over £1001 the minimum holding deposit will be £500.
THE REMAINING BALANCE OF THE DEPOSIT MUST BE PAID WITHIN 7 WORKING DAYS OF THE INITIAL HOLDING DEPOSIT BEING PAID. FAILURE TO PAY THE DEPOSIT IN FULL WILL RESULT IN THE PROPERTY BEING REMARKETED.
The first months rent is due IN CASH before or by the arranged move in date.
Only once we have received all of the below, can we proceed with arranging a move in date.
PHOTOGRAPHIC IDENTIFICATION - (Passport or Driving Licence)
COPY OF NATIONAL INSURANCE NUMBER - (NI Card, Payslip or P60)
COPY OF LAST THREE BANK STATEMENTS or THE LAST THREE MONTHS WAGESLIPS
(all should be dated within the last three months)
PROOF OF ADDRESS (all should be dated within the last three months)
Acceptable proof of residency are:
A utility bill (Utility bill or Council Tax statement)
Mobile phone bill.
Letter from employer on headed paper, signed and dated.
Bank/Credit card statements, documentation from HM Revenue & Customs & NHS medical cards will not be accepted as valid proof of address
REFERENCES : Learmonts require 3 references
EMPLOYERS REFERENCE
Employer reference must be provided to confirm your position, your salary, if employment is full time and permanent and how long you have worked there.
ACCOUNTANTS REFERENCE (only if self employed)
Accountants reference must be provided to confirm your salary and length of time in self employment.
LANDLORDS REFERENCE
It is compulsory that a Landlord reference is provided to confirm your current address, how long you lived there, if your rent was paid on time and if the property was kept in good condition. Council tenants are required to seek a reference from their local authority housing department
CHARACTER REFERENCE
This cannot be from a family member, but from a professional person who can vouch for your character. Where no landlord reference is obtainable we require 2 character references.
CONTENTS INSURANCE
You must have a minimum of £2,500 contents insurance cover in place before moving into the property. We recommend that you use Homelet Insurance who are a specialist provider of insurance for tenants living in rented accommodation. We can provide you with quote tailored to suit your own individual needs.
