For many, one of the most exciting things a person can do is look for, and secure, a new property to live in..

At the same time, it can also become one of the more stressful, and daunting tasks to undertake.

Where do I start? What's involved? What are properties worth? How do I make an offer?

These are just a few of the questions you will have whilst searching for your dream property.

But it needn't be so difficult..

It is believed that many buyers inspect between 10 and 14 homes on average before actually purchasing. While some readers may feel that this is a big number, others may find it hard to believe that anyone would be able to make a decision so fast..

Every buyer is different, as is every property, so as an agency we can understand why prospective purchasers would want to inspect a variety of homes before making a decision on which one they want to spend their hard earned savings on..

You see, after getting through 10-14 homes, you should find yourself in the following position:

- You've been able to get your priorities right and separated what you actually NEED in a home, as opposed to what you just WANT.

- You have a strong knowledge on current market value. Which will be important when negotiating to avoid you offering too much.

- You have probably made one or two offers on previous properties. But who cares!! You weren't really in love with those homes..

- The excitement of looking around has worn off, and you can now make decisions with a clear and open mind. Impulse buying can be a killer..

A great place to start looking is on the Internet; A good agency will have all of their listings, complete with photos and descriptions, on their website. This method, allows you to narrow down the properties that you like, in the commfort and privacy of your own home or office desk (as long as the boss isn't looking). Once you've got your shortlist, you can contact the agent to arrange an appointment to go out and start inspecting.

For the less computer savvy buyer, Open Homes are a great, non threatening way to start your search. An advertising median such as the local newspaper or local real estate guide, should have a detailed description of all the properties which are open for inspection that weekend and at what time. There will be an agent present at the property, although a good agent should respect your want to have a quick look through the home without trying to sell it to you. But he won't ignore you if you have any questions.

Finally, when you are ready to really step up your search - Being on an Agent's database will be crucial. As expected, the best listings will quite often sell before they even hit the market. This highlights your need to have a good real estate agent working for you. Create a good relationship with your agent and make him aware that you want to know about all the listings in your price bracket before they are advertised. There's nothing worse than missing out on a property because you didn't know about it..

Be confident, patient and well informed.. But most of all, enjoy the journey! You'll only do it a couple of times in a lifetime.
